You only have one chance at a first impression so it pays to present the property in a way that will achieve the best price.

This usually means making cosmetic improvements but depends on the type of property and its likely market. A very rundown place with extension or development potential may benefit only by clearing the land, whereas a fully renovated property cannot afford to have any visible minor defects. For most properties, the usual items are touch-up painting, gardening and a range of handyman repairs. Often recarpeting or floor polishing and redecorating can make a big difference!

Presenting for sale also means de-cluttering, cleaning, arranging furniture and maybe buying or hiring appropriate pictures, rugs and other pieces of furniture or décor, plus flowers, fruit and pot pori.
